DLUHC Bulk Dataset
Our primary source is the Open Energy Performance Certificates dataset published by the Department for Levelling Up, Housing and Communities. This contains all domestic EPCs lodged in England and Wales.

EPC Register API
For the most up-to-date information, we can query the official EPC Register API. This ensures you see the latest certificate data, even for recently lodged EPCs.
- Real-time property lookups
- Latest certificates not yet in bulk data
- Automatic fallback to bulk data if unavailable
Update Frequency
We update our database on a regular schedule to ensure data freshness:
- Bulk data refresh: Within 7 days of each monthly DLUHC release
- API-sourced data: Real-time, cached for 24 hours after first lookup
- Aggregate statistics: Recalculated after each bulk data update
New EPC certificates are typically lodged within 24 hours of an assessment. They appear in the API immediately but may take up to 3 months to appear in the bulk dataset.
Data Limitations
Assessment Quality
EPC data quality depends on the original assessment. Different assessors may reach slightly different conclusions for the same property.
Point-in-Time Data
EPCs reflect the property at the time of assessment. Improvements made since the last EPC won't be reflected until a new assessment is lodged.
Cost Estimates
Improvement costs are indicative ranges. Actual costs vary significantly based on property specifics, location, and market conditions.
Scotland Not Covered
We currently only cover England and Wales. Scotland uses a separate EPC system managed by Energy Saving Trust. Scottish coverage is planned for a future update.
